Foundation Repair Services in Birmingham

Nine services, two mechanisms — ground that was constructed and is still consolidating, and clay that answers to the weather.

Nine foundation repair services, priced: piering $4,000–$15,000, slab work $3,500–$12,000, cracks $400–$1,500, drainage $1,500–$6,000, concrete leveling $500–$2,500. Surveys cost nothing.

Foundation Piering & Underpinning

Steel to competent bearing on the filled half — and nothing on the half that was never going to move.

Slab Foundation Repair

A slab poured across a cut-and-fill line is being asked to bridge two different grounds.

Foundation Crack Repair

Reading a Birmingham crack: which way it opens tells you which half of the pad is moving.

Drainage Correction

Fifty-six inches a year onto red clay, and in Irondale and Center Point it arrives from uphill.

Concrete Leveling

Flatwork on the fill side goes down first, and it is the cheapest early warning you get.

Foundation Settlement Repair

Three mechanisms in this metro — and the dominant one is unusually predictable.

Helical Piers

Torque reports what a pier is advancing through, which matters when the fill has no paperwork.

Insurance & Foundation Repair

Earth movement is excluded — but a documented pad gives you an argument most markets do not have.

Cost Guide: What Foundation Work Runs in Birmingham

Every job class priced, plus the four warranty questions that separate four bids in this market.

Why these belong together

Because they address stages of the same two problems. A benched pad consolidates on its filled half, producing settlement that points one way. Red clay swells and shrinks on the weather, producing movement that comes back. How hard the clay swings depends on drainage. Piers lift the structure clear of ground that has not finished moving. Cracks get restored once things have gone still. Leveling deals with slabs that never had support underneath them. Any outfit offering just one of these will reliably discover that one is what you require.

Order of operations

Water first. Support where the contour actually calls for it. Cosmetics only once a full wet season and a full dry one have passed. Filling cracks on a foundation still in motion, or setting piers while runoff continues to pile against a wall, is how a household buys the same work twice. Every scope we write follows that order with a firm figure on each stage, so a budget that stops after stage one has still bought the part that matters.

Service questions

Which of these does my house need?

The elevation contour decides, and taking it is free. A floor falling toward the low side of the lot points at the filled half. Cracks that breathe with the seasons point at clay. Water standing at a wall points outside. We measure before recommending rather than opening with the largest scope.

Do you charge for evaluations?

No, and that extends to reading somebody else's proposal with you. Floor elevation readings, dated crack measurements, the exterior water walk, and a written scope with fixed line prices carry no charge anywhere in Jefferson or Shelby county.

Can one company handle drainage and structure?

That is why we scope them together. On clay responding to 56.6 inches a year, piers installed while water still concentrates at a wall stabilize one section while the rest keeps cycling. Pricing both halves in one document lets you see the whole sequence and stage it deliberately.
