Why do Birmingham foundations move?
Chiefly because of how the ground was built. On ridge-and-valley terrain a level pad is cut into the slope on one side and filled on the other, so the filled half consolidates under building load for years while the cut half does not. Red clay responding to 56.6 inches of rain adds a seasonal layer.
Why is only one side of my house affected?
Because that side is very likely over the fill. A benched pad produces movement with a direction - toward the low side of the lot, over the filled portion, typically inside the first decade. That consistency is what makes this market more diagnosable than most.
Do I need piers, or just drainage?
Look at the contour. Near-level readings, paired with cracks that held steady across a full wet season and a dry one, point at managing water and watching it. An inch or more of fall concentrated in one area points at support in that area. Plenty of the houses we measure turn out to need nothing but drainage.
Which cracks actually matter?
Three things: how wide, which way, and whether it is changing. Length tells you almost nothing. Fine vertical lines are typically curing shrinkage. What earns a survey before anybody seals it is stair-stepping that broadens toward the low side of the lot, any horizontal line in a foundation wall, anything past a quarter inch, and anything measurably bigger than it was last month.
I have four bids. How do I compare them?
Ask each company whether the pier count came from an elevation contour, what depth the price assumes and the overage rate beyond it, whether piers are load tested and logged, and what the warranty covers. Those four separate bids far better than the headline prices do.
Does a foundation warranty transfer when I sell?
It depends entirely on the document. Some transfer once at no cost, some charge a fee, some allow only the first subsequent owner, and some do not transfer. Most cover the piered section holding its design load rather than the house. Read it before you sign, and we will read it with you free.
Does insurance cover foundation repair in Alabama?
Rarely. Policies exclude earth movement, which captures both fill consolidation and clay movement. The exception is damage from a sudden accidental plumbing discharge. On a newer home the builder warranty is often the better route, since grading and drainage are commonly covered items.
